Dubai

Build your Dubai shortlist around the places you need to reach regularly. Compare specific neighbourhoods such as Downtown Dubai and Dubai Marina against your work, school and travel needs.

Abu Dhabi

Compare an island address with the journeys you will actually make. Yas Island and Saadiyat Island are useful starting points for exploring Abu Dhabi’s leisure and cultural destinations.

For your shortlist: Visit at the times you would normally travel. Check the exact building, access and surroundings.

Ownership Checks

Dubai

Dubai Land Department identifies freehold areas as the route for foreign property ownership. Check the title and ownership rights of the particular home you are considering.

Abu Dhabi

ADREC identifies investment zones open to ownership by investors of all nationalities. Confirm whether the specific property is within an eligible zone and what rights its title provides.

For your shortlist: Use the relevant local authority to verify the property and your ownership position.

Budget & Ownership Costs

Dubai

Request an itemised Dubai purchase estimate, including registration, agency, finance and administration costs where applicable. Add the building’s service charges and your maintenance budget.

Abu Dhabi

Request a separate Abu Dhabi purchase estimate using the applicable local charges. Check the development’s service charges and any conditions attached to a quoted incentive.

For your shortlist: Compare the total amount due and annual running costs for similar properties. Use written figures for each purchase.

Ready or Off-Plan

Dubai

For a ready home, inspect the condition and possession arrangements. For a Dubai off-plan project, check the project record through DLD alongside the contract and payment schedule.

Abu Dhabi

Apply the same practical checks to ready homes. For Abu Dhabi off-plan property, verify project registration and payment arrangements through the relevant local channels, including ADREC.

For your shortlist: Set your required move-in or investment timeline, then consider how a delay would affect it.

A Home to Live in

Walk through a normal week. Where do you work, which journeys are fixed, and what space would make daily life easier?

  • Check school and workplace journeys from the exact address.
  • Compare room layouts, storage, outdoor space and parking.
  • Confirm condition, occupancy and when you could move in.

A Property to Invest in

Define who the property would suit and what evidence supports the purchase. Keep your holding period and cash commitments in view.

  • Request comparable rents and a full schedule of costs.
  • Allow for maintenance, management and time without rent.
  • Review payment dates, handover assumptions and exit costs.

Which city should I choose for a family home?

Start with your regular journeys, school requirements, space and preferred community. Compare actual homes in both cities using the same checklist, and visit shortlisted areas before deciding. A city-wide description cannot tell you how a particular home will fit your week.

Is Abu Dhabi cheaper than Dubai?

A useful answer needs comparable properties and current prices. Compare location, usable area, condition, payment timing and total ownership costs. A starting price for one development is not a reliable comparison with a different type of home in another city.

Which market offers a better rental return?

Assess the individual property: evidence of achievable rent, service charges, management, maintenance and periods without a tenant. Ask for the assumptions behind any projection and compare the same period and cost basis. A city name alone does not establish a return.

Should residency decide where I buy?
