Dubai Land Department offers a property-investor route to a renewable 10-year residence permit, subject to its requirements. Its published starting point is a property purchase value of at least AED 2 million.

What is the property investment threshold?

Dubai Land Department lists a minimum property purchase value of AED 2 million for its investor Golden Visa service. Its terms allow one or more properties under the applicant’s ownership. Meeting a value threshold is one part of the application, rather than an automatic approval.

What if the property is mortgaged?

DLD asks for bank documentation for mortgaged property, including the paid amount and outstanding balance. Confirm the current requirements directly with the service centre before relying on a financed purchase for a residency application.

What should I check for an off-plan purchase?

DLD’s published document list includes an e-certificate of title or title deed. Ask the service centre which documents it accepts for your particular purchase and at what stage you can apply. Do not infer eligibility from a reservation or payment-plan headline.
