A beach villa on Jumeirah Bay, with living space and terraces that open straight onto the sand.

The island is reached by one causeway and one gate, and this plot faces west across open water at the Burj Al Arab. Nothing stands between the terrace and the sea. That is what the plots on this side trade on, and it is why they rarely come back to the market.

The ground floor is one room. Kitchen, dining and living run the full width of the house and end in a glass wall that folds back completely, so from November the terrace becomes the living room. Nothing divides the space but a single run of full-height joinery. Ceilings are 3.4 metres.

All four bedrooms are upstairs and all four face the water. The principal suite has its own terrace, a dressing room the length of the room, and a freestanding bath set in the window. Downstairs there is a gym, a wet room for paddleboards and dive kit, and a garage for three cars.

The infinity pool sits level with the deck so it reads as part of the terrace rather than a hole in it. Exterior metalwork is marine-grade stainless and the joinery is teak, both chosen because the salt on this side of the island eats anything less within a season.

The area

Jumeirah Bay is five minutes off Jumeirah Beach Road but sits behind its own causeway and gate, so the only traffic is residents and the Bulgari hotel. The marina and the hotel restaurants are at the far end of the island, close enough to walk to in winter. DIFC is twelve minutes, Downtown fifteen, and the airport twenty-five.

Questions buyers ask

Is the beach private?

Yes. The stretch in front of the house is part of the plot, and the island has no public access at all, so the only people on that sand are residents and their guests. That is unusual even in Dubai, and it is most of the reason these plots hold their price.

How exposed is the house to the sea?

The seawall and revetment are part of the island's original engineering and are maintained by the master developer rather than by you. Salt does the damage here rather than swell, which is why the exterior metal is marine grade. The owner has the maintenance records from handover and will pass them on.

Can the house be let out?

Yes, though holiday letting needs a DTCM permit and the island's community rules make it awkward, so owners here tend to let on twelve-month contracts instead. This house has been let once, for a year. We can share the figures under an NDA.

What is included in the sale?

Most of the furniture was made for the rooms and can be bought with the house. The art is not part of the sale.
