The property

A golf-course villa with a glass pavilion, an infinity pool and two fairways where the neighbours would otherwise be.

Emirates Hills is built on plots rather than in towers, and this is one of the wider ones. The villa is arranged as three linked pavilions rather than a single block, so every principal room opens onto the terrace on the garden side and nothing looks back at the road.

The main pavilion is glass on three sides. A twelve metre sliding wall stacks into the wall cavity and leaves the living room open to the pool deck. From October to April that is how the house gets used. In July it stays shut and the chiller does the work. Floors are honed travertine across the whole ground level, and the kitchen is a single five metre island in the same stone, with a working pantry and the staff kitchen behind it, out of sight of the dining table.

All five bedrooms are upstairs, each with its own bathroom, four with a terrace. The principal suite takes the western end and has two dressing rooms and a bath set into the window line. On the lower floor there is a nine-seat cinema, a climate-controlled wine room, a gym, and a two-bedroom staff apartment with its own entrance from the motor court.

The community gate is manned around the clock and the plot backs onto the course, so nothing will be built behind it. Parking is for six cars under cover. The villa was finished in 2019 and has had one owner.

The area

Emirates Hills sits behind one gate with the Montgomerie in the middle of it. Dubai Marina is about twelve minutes, Downtown twenty-five, and the airport forty when Sheikh Zayed Road behaves. Dubai British School and Emirates International are both inside the wider community, which is most of why families take the plots on this side rather than the tower districts.

Questions buyers ask

Can I view Villa Aurora?

Yes, by appointment. Allow an hour, which is about what the house needs. Emirates Hills is gated, so we register your name and your car at the gate the day before rather than leaving you to argue with security.

What is included in the sale?

The house sells unfurnished. Kitchen appliances, the cinema fit-out, the pool plant and all built-in joinery stay. Loose furniture and the art do not, although the owner will consider offers on individual pieces.

Can a foreign buyer purchase this property?

Yes. Emirates Hills is a designated freehold area, so any nationality can own the plot outright. You do not need residency to buy, and the purchase makes you eligible to apply for a property investor visa afterwards.

What are the running costs?

There is no annual property tax in Dubai, which surprises most buyers coming from Europe. What you do pay is the community service charge, the DEWA and chiller accounts, insurance, and pool and garden maintenance. Current figures go out with the brochure.
