The area

The frond is a gated private road with one way in, so the only traffic is residents and their deliveries. Nakheel Mall and the monorail are about six minutes by car. Dubai Marina is ten, Downtown is twenty-five, and the airport is thirty-five when Sheikh Zayed Road is behaving. Club Vista Mare is close enough to walk to on a winter evening.

Questions buyers ask

Can a non-resident buy on Palm Jumeirah?

Yes. The Palm is a designated freehold area, so any nationality can own outright. You do not need residency to buy, and the purchase makes you eligible to apply for a property investor visa afterwards.

What are the transfer costs?

Budget 4% to the Dubai Land Department plus the trustee office fee, and 2% agency commission. If you are financing, add a mortgage registration fee of 0.25% of the loan. We set the whole figure out in writing before you commit to anything.

Does the berth transfer with the villa?

Yes. The berth on the frond side takes a boat up to fifteen metres. Anything longer and the nearest option is Dubai Harbour Marina, about ten minutes away.

How quickly can it complete?

A cash purchase on the Palm usually transfers within three to four weeks, once the No Objection Certificate comes back from Nakheel. With a mortgage, allow six to eight.
